RICS HomeBuyer Reports
The RICS HomeBuyer (Survey) is designed as a standard format concise report to provide information on urgent or significant repairs required which could affect the value of the property. It will assist you to make a reasoned and informed judgement on whether or not to proceed with the purchase. It will provide advice as to what decisions and actions should be taken before contracts are exchanged.
The RICS HomeBuyer (Survey) is suitable for houses, bungalows and flats which are conventional in design and have not been substantially altered or extended. It is less suitable for older properties or those of unusual construction.
The RICS Homebuyer Report (Property Survey) is a standard format and is different to a building survey in two main ways:
- It is designed for particular types of homes. These are houses, bungalows and flats that:
- are of a traditional type and construction; and
- are apparently in reasonable condition
- It identifies what the surveyor considers to be the most important issues. By applying condition ratings to elements of the building, the services and any garages and permanent buildings, the surveyor will tell you whether defects are serious or urgent.
A Building Survey is an in-depth report suitable for all types of properties and particularly for older properties which have been altered, extended or neglected. The report can be tailored to the needs of the client and is designed to provide a full assessment of defects and advice as to what further tests or estimates should be obtained prior to purchase. Although the report provides extensive technical information it is presented in a understandable style without the use of confusing terminology.
